DLF Q1 Results: Net Profit Rises to ₹794 Crore, Operating Cash Flow Crosses ₹1,317 Crore

DLF reported a ₹794 crore consolidated net profit and generated ₹1,317 crore in operating cash flow during the June quarter of FY27.

DLF Q1 Results:Real estate developer DLF Ltd. reported a consolidated net profit of ₹794 crore for the first quarter of FY27, while maintaining strong cash generation despite delays in planned project launches. The company also reported an operating cash flow of ₹1,317 crore during the June quarter, taking its net cash position to ₹15,200 crore as of June-end.

The company’s quarterly performance reflected steady operational strength across both its residential and rental businesses. While some project launches were deferred because of pending regulatory approvals, DLF said customer demand remained healthy and expressed confidence in its medium-term growth strategy.

Revenue, EBITDA and Margins

During the April-June quarter, DLF reported consolidated revenue of ₹1,605 crore. Earnings before interest, taxes, depreciation and amortisation (EBITDA) stood at ₹476 crore, while the company recorded a gross margin of 51%.

The strong operating cash flow further strengthened DLF’s balance sheet, with the company ending the quarter in a robust net cash position of ₹15,200 crore.

Sales Bookings Affected by Launch Delays

DLF recorded sales bookings of ₹657 crore during the first quarter. The company attributed the lower bookings to delays in launching certain planned projects because required approvals were still pending.

Despite the postponements, DLF said buyer demand across its projects remained healthy. It expects the delayed launches to move ahead once the necessary clearances are received and reiterated confidence in achieving its medium-term growth plans, supported by its brand strength, established market presence and upcoming project pipeline.

Rental Business Maintains Strong Occupancy

The company’s rental portfolio continued to deliver stable performance during the quarter. DLF said its rental assets, covering nearly 50 million square feet, maintained an occupancy level of 95%, providing steady annuity income.

The developer said it remains focused on expanding its portfolio of premium commercial and retail properties to strengthen recurring rental income in the coming years.

Retail Expansion Planned This Financial Year

As part of its growth strategy, DLF plans to add three new retail destinations during the current financial year, together offering around 1.5 million square feet of gross leasable area.

DLF Midtown Plaza in New Delhi has already become operational, while DLF Summit Plaza in Gurugram and DLF Promenade in Goa are expected to open later this year.

DCCDL Delivers Healthy Quarterly Performance

DLF Cyber City Developers Ltd. (DCCDL), the group’s rental business arm, also posted a healthy set of quarterly numbers.

The company reported revenue of ₹1,917 crore, while EBITDA increased 9% year-on-year. Net profit rose 21%, supported by stable leasing demand across its commercial property portfolio.

Company Confident About Growth Outlook

DLF said the June quarter demonstrated the resilience of its operating platform despite delays in project launches. According to the company, its sizeable land bank, strong balance sheet, consistent cash generation and robust development pipeline across residential and rental segments position it well to benefit from the ongoing upcycle in India’s real estate sector.

Investors will be watching the stock when trading resumes following the earnings announcement. On August 3, DLF shares closed 1.4% higher at ₹668.55 on the National Stock Exchange.
